Cook County Home Prices Rise 7.5% in April 2025 Amid Slower Sales

Home prices in Cook County continued their upward trend in April 2025, reaching a median of
$330,000, according to new data from BlockShopper.com. This figure marks a $23,000 increase
— or 7.5% — compared to April 2024.

Despite the rise in prices, total home sales declined by 5.9% year-over-year. In April 2024,
5,066 homes were sold across the county, while April 2025 saw a total of 4,768 properties
change hands.

Based on the most recent annual tax records, the average property tax bill in Cook County stands
at $6,351, which amounts to 1.9% of April 2025’s median home price.

Nationwide, the housing market continues to show strong valuation growth. The total market

value of U.S. residential properties is projected to surpass $50 trillion in 2024 — nearly five
times the total from the year 2000.

“The value of America’s housing market will likely cross the $50 trillion threshold in the next 12
months as there are not enough homes being listed to push prices down,”
Chen Zhao, Head of Economic Research at Redfin.

In Cook County, price trends throughout the past year showed relative stability, with most
months hovering between $316,000 and $335,000. April’s final median price of $330,000
reflects one of the stronger figures in that range.
